Challenge
Everyone in the building was miserable. They were complaining about the loud banging that was coming from the basement garage. The managing agent had called me to try and help him out. An engineer who he had called in to solve this problem had referred him to me. There were steam unit heaters hanging from the ceiling in the garage and the engineer had drawn a sketch of how to replace the piping. He felt that this was the problem.
Approach
We had a technician stop by on his way downtown at the end of a day to take a quick look. We were to come up with a price for the condensate piping replacement. The first thing we really wanted to look at was the boiler to see what its operating pressure was. Quite often, we find that the pressure is too high because the controls are set way too high. I mean, after all, we aren't cooking food; we are just trying to heat the building. We also knew that steam unit heaters are especially prone to banging if the system is run at too high a steam pressure.
Solution
All he had to do was lower the steam pressure. It was as simple as that. My technician was on his way home with the problem solved. The manager was to call me the next day to ask about the price. When he did call, he said that the noise was gone and had been gone since we left the night before. He was extremely happy and asked me what had I done. I spoke of the virtues of keeping the boiler pressure low and suggested other cool things that he could do to further reduce his heating bills. A few weeks later the super called to say that he was a happy man. No longer did he have tenants screaming at him about the steam pipes banging, and he was burning half as much oil.
