Challenge
Working with a 100-year-old, 2-pipe steam heating system, uncover and resolve the causes of the persistent banging noises, radiator hissing, impossibly high fuel costs, and heating imbalance throughout the building.
Approach
Working with longtime friend and mentor, Dan Holohan, we determined the old water line of the system which changed when the building converted from boilers to Con Edison municipal steam production sometime in the 1980s. This change in water level exposed many of the previous purposefully submerged portions of piping and allowed pressurized steam to get into areas of the gravity return piping which in turn prevented the steam from traveling effectively to the various rooms in the building. We developed a system to recreate that original water line and re-establish a barrier between the pressurized and non-pressurized portions of this expertly engineered old system. The difference in pressure between these two is what makes steam move.
Solution
My evaluations are thorough and practical and most often specify a phased approach to coaxing the best function of your heating system. Small changes produce big results in steam and hot water heating and while I commit fully to the best outcome possible, I am constantly mindful of your budget and potential return on investment. I do still co-own and operate Gateway Plumbing and Heating along with my brother, but as a Consultant, I don't do much of the work I recommend and that's what keeps the whole process above board. Compensation for my time and experience removes any incentive to sell you anything that isn’t absolutely necessary or designed to meeting your performance goals. I'm not trying to sell work. That’s the difference between hiring a contactor to evaluate your system as opposed to a professional Mechanical Consultant. You should feel free then to give my report to the contractor of your choosing, your in-house maintenance team, do the work yourself, or hire Gateway if that's your preference. I can also assist in vetting other potential contractors if you prefer. I look forward to working with you!
