Challenge

Problem, damage due to storm flood destroys a six boiler caravan of St Timothy's church/school.

Approach

Identify and provide low price for insurance payout. Build new to prevent repeat occurrence. Identify waste in old design and correct flaws. Install state of the art combustion and controls for peak 96% AFUE.

Solution

Melroy installed 2 new condensing boilers with 5 to 1 turn down ratios, using outdoor air for combustion. Included outdoor temperature reset control to save fuel & minimize overheating & short cycling & an outdoor t-stat to change a "constant on" circulator pump to intermittent outdoor temp control. Turned an $80,000 budget into a $50,000 budget by aggressively pursuing better vendor prices and leaving old boilers on site and donating time for charity. Closed off outdoor air filtration & a wasteful 20" square flue. The old system was so bad that when it tried to save money by only using one or two boilers the remaining standby boilers acted like reverse heat exchangers wasting heat up the flue. Estimated savings over 50% conservatively. Melroy backs this up with proven results. There are many other buildings like this.
